How to submit maintenance request?
- Go to your online portal
- Click the “Maintenance” Tab
- Select “Request Maintenance”
- Please describe in detail:
- What the request is regarding
- Where the issue is located (Ex~ master bedroom closet, nonmaster guest bathroom vanity light) If possible, take photo(s) of the issue
Owner/Agent may enter the Apartment Home at any reasonable time, in accordance with State law, to inspect, improve, maintain or repair the Apartment Home, or do other necessary work, or to show the Apartment Home to potential new Resident(s) or buyers. Owner/Agent may also enter premises without notice in certain situations in accordance with State Law.
Who to call for an emergency?
- If it is a crime, call the police & file a report
- Any of the following are an emergency & the property manager should be notified:
- Fire
- Flood
- Loss of Heat
- Loss of Electricity
- Fridge/Freezer not working

All other calls should be made Monday-Friday during normal business hours
Pet Policy
- Cats (all properties are cat friendly)
- $500 refundable pet deposit (due at lease signing)
- No pet rent
- Dogs (if property is dog friendly, and an allowed breed and weight)
- $350 pet fee (non-refundable) per dog
- $40/mo. pet rent per dog (no more than 2 dogs at approved properties)
- If you are considering bringing an animal into your unit, you must first contact the office to ensure proper documentation is in place and the lease addendum is completed prior to the animal being on the property.

Application Requirements and Renting Process
- ND/MN $60; SD $75 non-refundable application fee for each adult. Anyone over the age of 18 potentially living in the apartment must complete an application
- Credit:
- 600+ credit score
- Bankruptcy 3+ years
- Criminal:
- 7+ years All Felonies
- 5+ years Misdemeanors related to violence, theft, or drugs other than marijuana
- Automatic Denial-Crimes against children, Sex related crimes involving assault & any registration requirement
- Income:
- 2.5x rent amount (gross income)
- Example: Rent is $1000/mo. $1000 x 2.5= $2500/mo gross income requirement
- Rental History: looking at how you have been as a resident in the past
- We review payment history, any disturbances on file, money owed to rental & utility companies would need to be paid in full with a receipt provided
- Screening Verification Flags:
- Flags in the verification process identifying modified document content, fraudulent documents, identity discrepancies, & unverifiable information may result in automatic denial & may be reported to the appropriate authorities
- It is the applicant’s responsibility to provide complete, accurate, & verifiable information
- Applications can take up to 5 business days to process
- What do you need before applying?
- Government issued ID
- Most recent paystubs (2 if paid bi-weekly, 4 if paid weekly)
- 2 yrs of rental history information including:
- Landlord name and rental company
- Email and/or phone number
- Address
- Duration of lease
- Copy of resident ledger and lease from current rental company
- If information on application cannot be verified, this is reason for denial
- We reserve the right to request additional documentation at our discretion
Rental costs and timeline that payment is due:
- Due upon application submission- ND/MN $60 and SD $75 non-refundable fee per adult
- Due at Lease Signing
- Security Deposit: 1 month of rent (due upon application approval)
- Pet Deposit & Fees:
- Cat deposit (refundable)
- Dog fee (non-refundable)
- Due by Lease Start Date
- Rent: due by lease-start date (keys will not be given without payment of rent)
- Dog rent (if applicable)
- Utilities must be put in your name prior to lease start date
