- 1x payment of $500 refundable pet deposit
- No pet rent
- $500 deposit is good for 1-3 cats
- Dogs (if property is dog friendly, and an allowed breed and weight)

- $350 pet fee (non-refundable)

For Possible Future Residents:
- Before contacting us, decide on the following:
- How many bedrooms
- When you want to move
- Budget you would like to stay in
- Specific amenities that are non-negotiable
- If there is a specific part of town you are wanting to live in
- $40/adult (18 or older)- anyone potentially living in the apartment must fill out their own application
- Credit: 600 or above
- Bankruptcy 3+ years
- Possible co-signer approval in that 570-600 range
- Co-signer would also have to fill out application and be on the lease as well
- Criminal:
- Shoplifting 5+ years
- All felonies 7+ years
- Misdemeanors related to violent, theft, drugs other than marijuana 5+ years
- Automatic Declines:
- Crimes against Children
- Sex related Crimes involving Assault & any Registration Requirement)
- Drugs other than Marijuana 10+ years
- Nonviolent/Nonsexual Felonies 7+ years
- Violence Related Misdemeanors 7+ years
- Bad checks 5+ years
- Shoplifting 5+ years
- Theft 5+ years
- Income
- 2.5x rent amount (based off household gross income)
- Example: For an apartment that costs $700/mo., your gross income should be around $1750/mo

- If you do not meet the income requirement, a co-signer may be needed.
- Rental History: looking at how you have been as a resident in the past
- Do you have any current rental debts?
- All rental debts would need to be paid in full to apply

- Evictions?
- If an eviction is 10yrs or older, and all debts have been paid, this is not an automatic decline
- Applications can take around 1-5 business days to process
- What do you need before applying?
- Driver’s license or government issued ID
- 1 months worth of paystubs or other proof of income on-hand
- 3-5yrs of rental history information including:
- Landlord name and rental company
- Email and/or phone number
- Address
- Duration of lease
- Copy of resident ledger from current rental company
- If you currently do not rent, do not worry about the ledger section but still enter in the address you are residing in
- If information on application cannot be verified or proven, this can be a reason for denial
- Application: $40/adult (due when application is submitted)
- Deposit: 1 months’ rent (due upon application approval)
- Pet Deposit, Fees, or Rent (if applicable):
- Cat deposit: due upon application approval
- Dog fee: due upon application approval
- Dog rent: due upon application approval
- Rent: due before or on the lease-start date (keys will not be given without payment of rent).
